Guinness Buildings, Pages Walk, Bermondsey

Guinness Buildings were lodging houses built by Sir Edward Guinness to improve the living conditions of the  poor. They were single rooms with the use of a club room. They had shared bathroom facilities with hot and cold water baths and access to hot and cold water all day. You might think this basic but in the real slums,  water was turned on for only an hour or two each day. The first estate was at Brandon Street in Walworth and this was followed by estates at Lever Street, Finsbury and Pages Walk, Bermondsey. The estates have been totally rebuilt on the same site by the Trust. The estates in Vauxhall Square, Lambeth and Brandon Street were sold to local authorities for demolition and redevelopment. The four remaining estates, Draycott Avenue, Chelsea; Columbia Road, Bethnal Green; Snow's Fields, Bermondsey; and Fulham Palace Road are being partly demolished and partly converted into flats.

The flats were large Victorian blocks built by the Guinness Trust for poor people. There were Guinness Trust buildings all over London. The flats were not luxurious by todays standards. Thee were four large blocks of buildings and each block had about six entrances. These entrances let to concrete staircases and there were four flats on each landing. The size of the flats varied but most were just two rooms. A living room/kitchen (this had a range(coal or gas) but no running water) and one bedroom. The toilets and sinks( two of each) were outside the flats on each landing and were shared by 4 families. The baths were in two seperate blocks and it was possible to bath on only two days a week. My grandfather was one of the caretakers ( they were called porters) and one of his duties was to stoke the boilers to heat hot water for the baths. The baths were in cubicles and you had to pay( I think it was 2d) and he would run the bath for you ( there were no taps, he had a brass tap which fitted on the square spindle to operate the tap so you couldn't take extra hot water). There was no electricity in the flats, all the lights were gas mantles. I lived there as a small child until about 1960 and they eventually put in electricity in about 1962/3. The flats were demolished in about 1970 and a brand new flats were built. They are still there. We moved away to Guinness Buildings in Kennington Park Road ( where we had our own bath) and they are also still there. Gunness Trust now have houses and flats all over the UK. That description of the flats makes me sound ancient but I am only talking about 45 years ago in central London !

On 28th May 1854 Jacob Maas married Fanny Hurn/Hearn at the parish church of St Marylebone. They are recorded as both being of full age and single. He was shown as a baker and his father Henry Maas as a weaver. A Jacob Maas is recorded as dying in 1870 in Thanet aged 55 yrs.(August-September). So if this is our Jacob, then there's an error. Otherwise it's clearly a different Jacob.

From the 1891 Census for St Leonards civil parish & St Augustine ecclesiastical parish in the Haggerston municipal ward in East London, he is shown as an unmarried 23 yr old, born at Stepney Green. He is an employed bookbinder & gold-finisher boarder living in one room of a family home at 45, Goldsmiths Row. His landlord is unemployed.

He is shown as a batchelor, a gold finisher (stationery) of 45, Goldsmiths Row (formerly Hackney Road), the son of Jacob Henry Maas a journeyman baker. She is shown as a spinster aged 25, of 34, Salisbury Mansions, Munton Road, New Kent Road, the daughter of Joseph Vaughan a journeyman currier (someone that prepares tanned hides for use). Witnesses: Jacob Maas, John James Vaughan, Emily Catherine Vaughan.

In the 1901 Census William is shown as living in two rooms at 59, Haslemere Road, Forest Gate, West Ham (ecclesiastical parish of Emmanuel, Upton Ward), of being 33 yrs old, born in Stepney,a bookbinder & finisher, a worker. Also shown are his wife Catherine aged 36 yrs born in Bermondsey (therefore born 1865) and their daughter Lilian aged 8 yrs (therefore born 1892). They shared the house with the landlord and his wife.

William died 2nd Nov 1926 (he has been recorded by ancestry.com as 'William MASS'). He and Catherine are buried in Plot A Section 3 grave no. 72 of St. Patrick's Catholic Cemetary, Leytonstone. He was buried c. 9th Nov 1926. He was said to gave been employed at a point in repairing the gold-finishing of some books in the Royal Library. He was said to have been in code-breaking during WWI but , if true, I don't know if this was connected to any mathematical prowess or because of his knowledge of the German language. Catherine died 19th Nov 1957 aged 93 yrs. I recall her living in the back bedroom at 69, Glenparke Road, Forest Gate. Although almost bed-ridden (my brother Paul recalls that she never left 69, Glenparke Road during the final 16 years of her life), she would give me farthings as presents from a jar on her sideboard. I can recall the gas mantles above her bedroom fireplace.

Their daughter Lilian Kathleen Maas was born on 24th August 1892 and married Percival Harold Murray on the 20th July 1918. He was 26yrs, batchelor, a commercial clerk of 50, St Georges Road, Forest Gate, the son of James Murray a retired policeman. I don't remember him but he used to take me on a Sunday lunchtime to the Spotted Dog pub in Forest Gate and sit me on the bar. Percival died at Whipps Cross hospital on 14th April 1946 aged 54 yrs, a commercial clerk. He was a member of the Army Reserve on 26th Aug 1918, of 50, St Georges Road Forest Gate. At her wedding, she was 25 yrs, a spinster of 69, Glenpark Road, Forest Gate, the daughter of William Maas, a bookbinder's finisher. She was a wonderful grandmother. She worked very hard in her later years, well-past normal retirement age, at Roomes Department Store in Upminster, Essex where she thoroughly enjoyed working in the Toys department. She died on the 24th Jul 1967.

They had Eileen Lilian MURRAY, born on the 31 Jul 1919. She was married on the 16 Feb 1941 to Arthur Mark GAUBERT, born on the 11.06.1918. Eileen & Arthur were my parents. Mum died on 3rd April 2001 and Dad on the 24th. Feb.2006.

James Murray and The Metropolitan Police


Henry James Murray born 10th March 1884, no. 68994. He was appointed on the 12th Dec 1887 no. 73018. He resigned on the 4th Jan 1905  and became a 3rd Class Inspector (Thames). He  left the  police on the 24th May 1906 probably to become an inspector. Inspector James Murray died 1890.  The Phipps family was my father's mother's father's family where Inspector Mark Phipps died 1906. William Phipps joined the City Police on the 2nd .Feb.1880 no . 64238 and died in 1906 aged 40yrs

1. James Murray was originally from Belcoo, County Fermanagh. He went to Scotland then to the Midlands where he could have met Lizzie his future wife. They came to South Mimms and James became a London policeman for the period 1880-1912. He was a Sub-Divisional Inspector during 1888-1912. He retired in 1912 and took up security work and rspcc. He was born c 1858, married 1880, and died in 1933. They lived at 50 St Georges Road, Forest Gate. She died in 1927.

2.They had Henry James (aka Harry); Hubert died 6.7.51; Percival Harold b.26.7.1891,m.20.7.1918, d. April 1946 (my maternal grandfather)

3. Auntie Beattie (Beatrice) nee Brown was from Walsall, and became the wife of Henry (known as Harry) Murray. She was born on 4th. April 1880 and died in Jan 1977. He was born on 22.8.1882, married about 1909, and died in 1959.

4. Henry  (aka Harry) had Douglas (who had my cousins Sheila and Gail) and Dorothy - my 'Aunty Dorothy' - who was so generous to me throughout her life.
